If you're not up for laying block paving yourself, then searching for local installers can often be time consuming, and quite overwhelming not knowing who you can trust.

The Paving quotation process

Having arranged a time over the next week for different companies to come to my house and "measure up", I sat patiently and 1 by 1 they arrived, quoted, and left - with each offering more insight to the project and each more professional than the previous company.

I say this because the first company that came out took a look at the area, and ball parked a number..... not great.

The 2nd and 3rd companies both came with measuring sticks and spent time with me going through different options (block type, colour etc).

Having also read your "How to Spot a Cowboy Block Paving Company" article, I did have my guard up, and asked for written quotations.

Prices - How much did they vary?

Knowing a ballpark figure based on your calculator, I was pleasantly surprised at how accurate your block paving cost calculator was, with all 3 prices ranging from "cowboy builder" to "professional".

As an example, the prices I was quoted:

  • Company 1: £16,000 (Standard Blocks)
  • Company 2: £18,000 (Standard Block)
  • Company 3: £24,000 (Premium Blocks)

The square meterage of the area (driveway and back garden) was around 240sqm.

The blocks we wanted were the premium blocks (the ones with differing widths - rectangles / squares)

The 3 quotes received were all of differing standards, with 1 sending me a text message via the Bark website for the completed work, to one company emailing me over a fully written quotation, insurance cover note, 3D render of my driveway, payment terms and a local address of work recently completed.... it was fairly obvious who I chose.

The 3rd company was a local guy who was not only professional, but went above and beyond to go through all different options.

Closing my Job within Bark

To be honest, I was quite overwhelmed at the amount of interest my "job" had created, and continued to receive calls from installers - even after deciding on a company.

In Bark, there is an option to "Close" the job which then prevents any more Block Paving Companies from contacting you - I've done this now and have received 0 further communication.

It only takes a few windy and wet days for soil to start collecting in the cracks of your lovely block paved driveway - throw into the mix a few weed spores from next doors garden and you have yourself a problem.

In an article by Lawn Weed Expert, they state that weeds can grow up to 3" in size within 24 hours under the right conditions (source).  Obviously this is not going to be the case for every weed but it is quite alarming to say the least.

Ensuring your block paving driveway swept is essential in preventing weed growth. Regularly removing debris, such as leaves and twigs, from the surface of the driveway will prevent them from accumulating and creating a suitable environment for weed growth.

If you're struggling with an already weed ridden driveway the fastest option to remove them is by pressure washing.   Pressure washing can help to remove any dirt or debris that has become embedded in the joints between the blocks.

Simply - No.

You should always use a weed killer that has been developed for the types of block paving you have.  Using a generic cleaner such as Bleach can actually end up damaging and discolouring your block paving.

Weed Killers or any other block paving chemicals should be used when you have a weed problem.  When you first start to see signs of weed growth it's time to bust out your weed killer and apply to your block paving.

You can water down some block paving chemicals as more of a prevention method - but always be careful when using chemicals as this can affect the local enbironment.

Can I apply weed killer to my block paving in rainy weather?

Applying Weed Killer to your block paving should only be done on dry days.  However, try to avoid sunny hot days as they can cause the chemicals to evaporate rendering them fairly useless for killing weeds.

How long does it take for weed killer to work?

The time it takes for weed killer to work can vary depending on the product and the type of weeds you're trying to eliminate. Generally, it can take a few days to a week for the weeds to die off completely.

If you're trying to wipe out "horse tail" then you will need a specific type of weed killer (speaking from my own experience) which can take up to 4 weeks before results are visible.

Is it safe to use weed killer around pets and children?

All weed killers are potentially hazardous as they can be absorbed through the skin, so care should be taken before and after application.  Check the label for any warnings that specifically mention, children, pets, wildlife etc.

When I clean my own block paved driveways I tend to do it at night when I know it will be dry and have limited access.

Over time, the sand between the paving blocks (often referred to "block jointing sand) can become dislodged blown away therefore creating gaps where weeds can grow.

Re-Applying sand to the joints can help to prevent this from happening by providing a stable, compacted surface that is less conducive to weed growth.

To re-sand the joints, simply sweep jointing sand over the surface of the driveway and use a brush to work it into the gaps between the blocks.

How often should I re-sand the joints in my block paving driveway?

Unfortunately there is no written rule on wow often you need to re-sand the joints.   Not only will the type of weather your paved driveway gets exposed to, but how often it's walked on can also have an effect.

Near to where I live there are quite a few houses with lovely block paved driveways. There is ALWAYS fresh sand on them which makes me believe that over sanding the block paving prevents weeds. I am going to test this theory this year (2023).

It's important to use a jointing sand that is specifically designed for use on block paving driveways, as this will ensure the best results. Jointing sand (also known as Kiln-dried sand / Sharp Sand) for block paving driveways is a very dry fine sand that falls between the blocks to prevent weed growth.

Jointing compound is a little different and usually has a cement like mix (still dry) which once exposed to water will harden preventing weeds and making your block paving solid.

How do I re-sand the joints in my block paving driveway?

Re-Sanding your block paving is a 4 step process that begins with the initial cleaning of your blocks.  It's completely pointless to waste money on fresh sand if your block paving still has visual weed growth.

  1. Clean your block paving using a pressure washer or hose
  2. Let the block paving completely dry
  3. Empty out the sand into spots around your driveway
  4. Sweep the sand slowly so it can fall between each block

Any excess sand left over can be re-bagged and stored in a cool dry place for use in the future.

The choice is completely yours.  Personally I like to re-sand my blocks myself - I find it incredibly therapeutic however there are companies that will completely clean, treat and re-sand your block paving for less than £150 on a standard driveway.

If you feel the weeds have taken control and it's too daunting to tackle, hire an expert who will have high pressure cleaning equipment.

Ok, in my previous article I went through a number of points to check when agreeing to have a driveway company come out and "sort it out for ya".  However, it wasn't until I was scammed / betrayed (call it what you like, its taken over a year of my life to sort of get over it) that I decided to put together an article about the cowboys out there.

For obvious reasons I am unable to mention the name of the company that we were ripped off by, but still today they are still trading and probably still ripping people off.  The only difference is that they are doing it in another town, and still doing a bad job I presume.

The company we had ticked all the following boxes:

  • Sign written Van
  • Polite and Smartly dressed
  • Business Card
  • UK Ltd Company
  • Landline Number
  • Mobile Number

So, I thought... hey they must be ok!  Boy was I wrong!  If I knew then what I know now I would have been more than happy to politely tell them to go away, them and the rest of the companies at that address.

I will write a full article about what happened to me in the future, but for now lets talk about what you can do when you get that sinking feeling in your heart and realise you have been ripped off.

Where can I report bad workmanship?

  1. After you have given the firm plenty of opportunities to come and sort the problem, the next step is to report them.  Although I personally do not believe that trading standards did anything about my situation, it took 10 minutes of my time and 'you never know'.  Trading standards website is: http://www.tradingstandards.gov.uk/
  2. If you were approached by the company to have the work done, then it might be worth contacting your local newspaper / evening news. They might be running articles on the company in question for similar bad workmanship.  Lets be honest, if you have been ripped off, then its more than likely somebody else has too.
  3. Internet.... this is a tricky one.  I was advised not to - remember your more likely to get sued from the firm for slander than you ever getting your driveway sorted!
  4. Friends & Family - Ok, I did this quite bit and to be honest although I bored everybody to death, I know of 3 people that have specificially not used this company for their driveway - result? - well you decide!

The main bit of advice about calling anybody like trading standard / consumer direct, is that do not send a letter titled "Supply of Goods & Services Act 1982", its worth jumping straight into talking to a solicitor, who will do this for you anyway - even if you have sent this letter out (I wasted a further 2 weeks - I sent this letter.. 2 weeks later I contacted a solicitor, and they sent the exact same letter?)

Ok, this is where it gets real, and for most is where it stops.  Believe me when I say this... its not has daunting as you think!

Well I didn't get this, and I would be surprised if anybody reading this would.  Free legal aid is given to those on very low incomes (so if you have a low income, you probably wouldn't be able to justify spending money on a driveway).  However, some of you may have this and its definitely a route to go down.

Ok, I thought about stopping perusing the company in question because it would have meant more money being chucked at the problem.  How I was soooo wrong!

My legal cover didn't cost a bean...(well it did but id already paid!)

With my home insurance I checked the small print and hey presto I had "Free Legal Cover" up to £500,000.  They like to sneak it into the premium, and did so with mine.  However, after speaking with my insurer I was assigned a solicitor and they sent out some forms for me to fill in to get the ball rolling.  I basically had to write a concise list of dates, work carried out, problems with the work, and what I had personally tried to resolve the matter.

It was also advised that once they had agreed to act on my behalf, to get 2 quotations from different companies to repair / replace the damaged driveway.  Its also worth asking the companies who are quoting to write a report about the problems they have noticed - this adds legitimacy to your case (although cannot be used in a courtroom).  Take some photos of the work and send all to the solicitors. (its like passing the burden - it really is!)

What did / can the Solicitors do?

They sorted out the following:

  • Sales of Goods & Services Act 1982 Letter
  • Checked if the company were still trading
  • Follow up letter to the Sales of Goods & Services Act 1982
  • Letter advising that if the matter was not sorted they would go down the court route
  • Raise Court Papers (inc the Fee)
  • Arrange and Pay the fee for the debt collection

In Conclusion

Well it's not all singing and dancing i'm afraid, not only has the whole process taken over a year, but a CCJ against the company in question is like water off a duck's back.  They don't care about it.  Everything is paid for in cash - so no credit is required.  With no assets showing to the Ltd company the bailiffs were unsuccessful and there is only 1 more route to go down, but it could open a huge can of worms (its legal before i start receiving some emails lol)... wait for the next article :-)

Being at the brutal end of a driveway scam, I found myself to be locked into a knowledge fest.  I wanted to find out as much information about the company as I possibly could, without risking my window being put through.

Google Maps exposed the company for what they were, and I wish I had done this before we engaged the firm to do the work.

Now, I am not a snob, nor do I believe that being a snob will help you in these situations.  However, if your going to be spending a lot of money (or any money for that matter) on a new driveway / slabbing project, then looking at where your company trades from can really change your mind.

Please be aware though, a lot of cowboy driveway companies have (and still do) add their name to a closed industrial estate to block out Google cameras.. see picture below:

Step by Step Instructions

So, here are the instructions on how to get a street view of the company your about to spend your thousands with.

  • Go to:  https://maps.google.co.uk
  • Type in the postcode of the company
  • Zoom in and find the street the company says they are located at
  • Now, click and hold on the orange man icon and drag him to the road your wanting to view
  • Move and round using the onscreen pointers to find the address.

Back in the early years cowboy driveway companies were able to spotted from a mile off.  A simple knock at the door asking if you wanted some "spare tarmac", or our favourite line "we're working in the area and...".

However, you could always follow these simple rules:

  • Do they have a landline number?
  • Do they have professional work wear?
  • Do they have a sign written vehicle?
  • Are they a LTD company?
  • Do they have a UK Address?
  • Do they accept credit cards?
  • Do they provide a quote with a cooling off period?

If you answered NO to at least 3 of the above, then it "was" pretty obvious they are going to be somewhat "dodgy".  No company back in the day would spend money on creating a fake company in order to get you to hand over the cash.

Speaking from personal experience, I can honestly say that cowboys (and sometimes cowgirls) do manage to pull the wool over your eyes, and this is why the above rules can no longer be followed in order to spot a 'dodgy firm'.

Does the driveway company have a "real" land line number?

  • Registering with Skype or another VOIP service will give you a landline number.  The guys at Tidy Web Design (the people who designed this site) use Skype for all their calls, its a virtual number that rings on a PC, yet its a Nottinghamshire based exchange number.  Cost - under a tenner a month! (Tidy Web Design are fine though, we've used them for years!)
  • Virtual offices - This seems to be the favourite one.  Choose any location in the world, any town, and get a number answered almost immediately by a "virtual" employee.  They are being paid to act as that company, and will fool 99% of us - the first time it rings! Cost:  £10 - £20 per month

Does the driveway company use/wear professional branded workwear?

Back in the early 1990's the only way you could get any work wear printed was through embroidery, or screen printing.  Both at that time were expensive, and required large runs, certainly not suitable for your average driveway scam company.  Nowadays you can get a polo shirt and take it to a street t-shirt printer, who will print on your company name for less than a fiver!  Or you can use an online company and order iron on letters for as little as 35p! (teetransfers.co.uk) and iron them on yourself.  Instantly if you open the door to somebody in work wear, the impression is still the same "wow, they must be good, they have their own work wear".

Are the company vehicles sign written with the paving company name?

As per the previous question, back in the day "sign writing" was exactly this - painting a vehicle with a strong solvent based paint.  This was not only expensive, but also extremely permanent - do driveway firm would endure the cost of this and would therefore just turn up in a blank van.  However, with the introduction of digital plotters - AND the ability to order a plotter directly from eBay for less than £300.00, it has enabled bedroom signage companies to sell vinyl signs for less than £20.00.  Simple lettering ready to apply will cost half that, and can be removed easily once the "deed" has been done.

Are they a LTD company?

  • Back in the day when LTD companies were seen as a prestigious business, no scam artist would set up a ltd company (with then the "high" costs) just to rip you off!  However, you can now register a LTD company online for less than £150.00 (if you know where to look).  Plus, who these days they are a LTD company?

Do they have a UK address?

  • They very well might do... but its work checking it out if your going to spending some serious hours wages with them.  A company I personally dealt with had a UK address, in fact it was a well known office space address.  It wasn't until we encountered problems with them did we go there and realise... they were never actually there...and just used that address.  So before signing / agreeing any form of driveway.. have a little drive to where they are saying they are based.
  • Also as above, if they are a LTD company.. see where their registered office is using companies house web check system.  You'd be surprised at who they really are.
  • Google is your friend! - no really it is!  Once you have the address... Google it, Google the post code, the first line, then Google maps it!  3D street view is extremely ideal for spotting the "travellers"!

Do they accept credit cards?

  • We all know that credit cards offer a much better protection than the standard cheque / cash approach.  However, obtaining a credit card processing account is actually much easier than you think!  For £20.00 per month, you can upgrade your standard "PayPal" account into a merchant account and start receiving credit card payments immediately.  If you have a legitimate business, setting up something like Stripe is completely free of charge.

So, what checks can I do to make sure I don't get scammed!

After being cheated out of several thousand pounds myself I can only offer the advice that has been passed to me, and looking back - what i should have done.  I am not going to go into how i was scammed, but currently, its going through the courts.

I would highly recommend visiting the company your going to be dealing with at "their" premises.  If they work from home - thats fine, most of us do these days.  Plus a driveway company will spend very limited time at an actual office... so going round to their house/premises is a must.

Obtain a written quotation with what's included, and what is NOT included.  Getting this piece of paper whether typed, or hand written is a god send in the eyes of the law.  It can be the difference between a "job" and a "really good job".

Cooling off period

Did you know that once you agree a driveway to be laid, you "should" get at least 7 days to cancel the work? IN WRITING!  This is essential for any checks you may wish to do on the company.

Google is your friend

Working with TidyWare (our web design company) I can honestly say that Google is your friend.  Google indexes so many web pages and can be used to spot a cowboy firm extremely easily.  When i was "scammed", I searched and searched over many days anything I could find that would give me the upper hand. - what did i find out?  Well.. i found the planning permission application for the company director's vehicles, i found the registered companies address... which was then searched on to find a another company trading from the same address.  Along with lots more information, Google maps street view proved to be the killer...  a plot of land with several caravans, horse and carts, all at 1 address.

Had i done this before i'd paid, then I would have been much happier.  However  it wasn't until the sinking feeling kicks in that you become obsessed with finding anything out - so maybe it was unavoidable?
